ABOUT THE POSITION: The Property Manager is involved in all aspects of day-to-day operations of the property, including compliance, tenant relations, maintenance and repair, security, janitorial services, landscaping, and other operational aspects of the building. They administer tenant service requests and must be familiar with the terms of tenant leases as well as supervises any assigned staff. This position both compliments and supports the Program Manager of the assigned program.
ABOUT THE PROGRAM: Operating on a “housing first” model, Nyer Urness House provides 80 units of permanent housing to formerly homeless adults. Supportive services include case management, a medical clinic operated by Neighborcare Health on-site, daily meals and other community building resources. The community is named for the Reverend Nyer Urness, whose philosophy of ‘meeting people where they are’ is a fundamental principle of the work at Nyer Urness House.

REPORTS TO: Director of Housing Operations
FLSA STATUS: Exempt
SCHEDULE: Monday-Friday Days with evenings/weekends as needed
SALARY RANGE: DOE and within Compass ranges
ESSENTIAL DUTIES AND RESPONSIBILITIES

Maintain and monitor a safe, and well-maintained sanitary living and work environment; including offices, common areas, and grounds.
Respond to tenant maintenance requests, submitting requests to the Maintenance Department, coordinating and supervising repairs by Maintenance and vendors.
Ensure property security, monitor and ensure security devices are functioning, establish and enforce precautionary policies and procedures; respond to emergencies 24/7. Handles crisis intervention and mediation for conflicts among tenants in collaboration with Program.
Manages building staff (when applicable) to ensure sound customer service, building security, and adequate coverage levels and minimize overtime and relief staffing.
Develop and maintain good relationship with law enforcement, commercial tenants, and building and community neighbors.
Completes move-in paperwork, data entry, and orientation with new tenants. Ensures new residents are tax-credit eligible.
Collect and monitor rental payments and security deposits; issue receipts and ensure data entry in accordance with Compass policies.
Coordinate the unit turn process, report unit vacancies in a timely manner, and manage unit cleanouts and communication with Maintenance for unit turn work.
Complete and process timely move-out paperwork and data entry, ensure appropriate communication with various departments.
Enforce building rules, occupancy policies and procedures per Fair Housing Requirements. Issue tenant notices in a manner consistent with organizational goals and values, take lead in eviction process when necessary.
Submit monthly A/R reports, approve invoices, prepare & monitor annual budgets, schedule expenditures, analyze variances, and recommend corrective actions to ensure compliance and financial sustainability.
Keep immediate superior promptly and fully informed of all problems or unusual matters of significance and take prompt corrective action where necessary or suggest alternative courses of action which may be taken.
Maintain a favorable working relationship with all other company employees to foster and promote a cooperative and harmonious working climate which will be conducive to maximum employee morale, productivity, and efficiency/effectiveness.
Project a favorable image of the organization in order to promote its aims and objectives and foster and enhance public recognition and acceptance of all of its areas of endeavor.
Perform all duties and responsibilities in a timely and effective manner in accordance with established company policies to achieve the overall objectives of this position.
EDUCATION AND/OR EXPERIENCE
A Bachelor’s degree and 2+ years’ experience in property management; or equivalent combination of education and related experience.
Experience with affordable housing management, preferred.
2+ years’ experience working in a regulated/compliance environment; knowledge of tax credits, WSHFC, SHA, HUD regulations also preferred.
2+ years’ experience working in people management as a supervisor or lead.
Familiarity with issues of homelessness, mental illness, substance abuse, sexual assault, and/or domestic violence, desired.
